In the wake of the global Covid19 outbreak, Consult Property Management have adapted the way we operate as we take responsible steps to ensure the safety of staff, clients and communities.
Our added value lies with our experienced qualified surveyors who can react and provide sound advice on a range of matters, including the following:
10 Year Capital Expenditure Plans
Planned preventative maintenance is at the core of a well-managed property. A planned maintenance plan will outline any major works and a timeframe reducing the likelihood of unexpected expenditure.
It pays to know your options for planned works, an option appraisal will outline scopes and budgeted options.
With the expertise of our surveying team, we can identify a range of building pathology and maintenance requirements ranging from the failure of building fabric to repair obligations.
Contract Documents and tendering
Value for money is based on a concise scope of works and ensuring works are tendered on a comparable basis.
Project Management of major works
We can offer tailor made packages to ensure all works are delivered from inception at feasibility stage through to project delivery including all Contracts Administration duties.
Health and Safety Advisory Role
To ensure the safe delivery and the client’s obligations are met, we implement CDM 2015 at project design/inception stage and also offer a health and safety advisory role during project delivery.
Insurance Reinstatement Valuations
We can undertake Reinstatement Cost Assessments (RCAs) to satisfy insurance obligations and ensure that your property has adequate cover at all times.
Licence to alter
We can review any application for alterations to leaseholder properties safeguarding other properties and ensuring all obligations to the Freeholder is met.
We can provide dilapidations advice for both tenants and landlords.
A Reinstatement Cost Assessment is the basis adopted by the RICS for undertaking an appraisal of property for insurance purposes. RICS recommends full RCAs are carried out every 3 years. Consequently Buildings will not be either under-insured or indeed over insured leading to unnecessarily high premiums. RCAs should also be undertaken whenever there are significant changes to buildings.
